Bloom Organization sells Bloom Court in Mount Laurel

When the Bloom Organization sold a 32-building, 1.2-million-square-foot industrial portfolio this summer, it represented the last of the longtime landlord’s once expansive industrial holdings across South Jersey. Now, Bloom has sold the final piece of property it owned— Bloom Court, the three-story, 43,000-square-foot Mount Laurel office building where it set up its headquarters.

As Bloom dealt largely in industrial properties over the past 75 years, the sale of its last warehouse portfolio marked the end of an era in the market. The sale price was not disclosed and is not yet available via a public record database.

Bloom’s corporate office occupied about 5,700 square feet in its headquarters building. Other tenants include Core Title and the law firm Dembo, Brown and Burns. A 6,700-square-foot suite on the second floor was vacant when, but it was leased this month to land surveying firm Control Point Associates.

Bloom’s space will be available to lease this coming quarter, putting the building’s occupancy rate at 87%. The company has been run by the Bloom family for 75 years but has slowly pared down its holdings over the past 10 years following the death of its patriarch, Steven Bloom, in 2008.

Its location on Route 73 about a mile from the New Jersey Turnpike and I-295 is a major selling point along with the fact it has easy parking. Suburban properties in South Jersey also don’t face some of the same challenges as Center City building, like the need for long public transit commutes or elevator rides.

The market also has several mom-and-pop tenants who may not follow in the footsteps of large companies in making working from a home a more permanent part of their operations.

Portfolio of 7 buildings sells for $14.9M as pandemic drives interest in private office spaces 

A seven-building portfolio of single-story office buildings in Mount Laurel sold for $14.85 million to a buyer who’s now amassed more than 400,000 square feet of single-story office space in the region. The sale comes as those types of properties, which often have private entrances, could see increased demand from employers looking to avoid shared common areas like lobbies and elevators to minimize Covid-19 risk.

The seven buildings total 244,000 square feet of space and are located at 11000, 12000, 14000, 15000, 17000 and 18000 Commerce Parkway in the Greentree North Corporate Center, as well as 1001 Briggs Rd. in Cambridge Crossing. The buyer, Brooklyn-based Golden Gate Capital, is renaming the Greentree North Center to the Mount Laurel Commerce Center.

The seller was Connecticut-based real estate investment firm Greenfield Partners, according to public property records. The most recent sale is the last piece of a larger South Jersey office portfolio it acquired from Liberty Property Trust in 2014 and has slowly sold off over the past three years.

Most of the properties Greenfield has sold off have been 100% leased out, or close to it, including a two-building portfolio of single-story offices at 1015 and 1025 Briggs Rd. in Mount Laurel it sold for $13.7 million last fall.

The Greentree and Cambridge Crossing portfolio, however, is about 50% occupied on average, with some buildings fully leased and others completely vacant. One of the largest tenants is applicant screening firm Vertical Screen.

The deal means that Golden Gate now owns more than 400,000 square feet of single-story office space in the South Jersey region, including the three-building, 172,500-square-foot Colwick Business Center it bought in Cherry Hill for $17.4 million a year ago.
While the Covid-19 pandemic and associated mass shift to remote work could spur a long-term drop in demand for office overall, Marzullo said he’s hopeful interest in single-story, private offices will increase as employers who do want to bring employees back to the office look to get away from larger, multi-story buildings where they can’t make their own sanitizing and social distancing rules for shared spaces.

Investor Buys Fully Leased Office Property Near Philadelphia for $11.05 Million

Pennmark Properties has sold the 83,216-square-foot Mount Laurel Office Center in Mount Laurel, New Jersey, for $11.05 million, or about $133 per square foot.

The buildings at 530, 532 and 534 Fellowship Road are fully leased to six tenants and is anchored by the various uses of the United States Government’s General Services Administration.

Built in 1984, the property has visibility from Route 73 and access to many of the area’s primary thoroughfares, including Routes 38 and 70, Interstate 295 and The New Jersey Turnpike.

Strategic Funding Alternatives has expanded its southern New Jersey portfolio with a $10 million acquisition of the East Gate Business Center in Mount Laurel.

The Moorestown, New Jersey, real estate firm purchased the eight-building, 116,000-square-foot office and flex complex. The seller of the property was Rudner Real Estate Development of Mount Laurel, according to CoStar data.

East Gate Business Center includes eight buildings located on 9 acres on Gaither Drive in the center of Mount Laurel. The complex is currently 94% leased to tenants that include NJ Default Group, Terminix International Co., the McSweeney Agency, and Starlight Homecare Agency.

With easy access to Interstate 295 and the New Jersey Turnpike, East Gate Business Center is less than 15 minutes away from Philadelphia, the real estate brokerage said.
